One of the first things to consider is pests. Get a full inspection and go over the report with your agent. Knowing what’s inside those walls will help you realize what may or may not need to happen later. You might be able to back out if the inspection results show too many problems.
Another thing home buyers don’t think about is property lines. For example, that tree you see in your future neighbor’s yard might be a beautiful sight. But, if it hangs over your property line, there could be a problem. Conversely, one of your belongings may extend past the line, which could potentially cause an unnecessary conflict. Find out where the line in the ground is so you won’t have any issues later.
Next, check insurance claims. Even if the house hasn’t had any big problems, a lot of smaller ones can be equally as bad. Make sure your homeowners’ insurance is willing to insure the house you want to buy BEFORE you buy it. This is especially true when it comes to flooding issues. Don’t get yourself in a situation where you’ll financially drown later.
Lastly, double-check the square footage. The report you get may have that information. But, make sure it’s accurate. If it isn’t, it could mean a price change. Find out the facts.
