Selling your house also means wording your ad properly

    If you are selling your house, there’s a good chance you are also ready to create an ad.  The Powell Group at Keller Williams of the Western Upstate of South Carolina has several tips that will help you get it sold faster.

    Firstly, there are certain phrases that will help.  Words like “fenced backyard” and “updated kitchen” can help because most people are looking for these things.  But, be careful.  Phrases like “custom built”, “gourmet kitchen” and “ceramic tile” should be kept out of your ad.

    Why?

    Because these phrases denote an expensive home.  You may think that these features are great.  But, many people – especially in today’s economy – are still looking for a more affordable home that doesn’t have these features.

    Another issue to avoid is to tell everyone you need to move now.  In other words, avoid terms like “must sell.”  If you do, the buyer will almost immediately ask himself or herself, “why?”  At that point, they’ll be in negotiation mode before they even talk to you.

    On the other hand, phrases like “move-in condition” and “landscaping” show that your house will be spotless and have very little issues (if any).  The difference here is that the buyer will feel more invited than forced to look at the home.  At that point, the buyer may be more willing to work with you.

    Lastly, keep in mind that the words “renovated” and “updated” are two totally different concepts.  If you’ve completely changed everything, then saying “renovated” is fine.  But, if you’ve only changed a couple of things in your kitchen, living room or bathroom, then it’s best to stick with “updated.”

    Buyers expecting a renovated house will be disappointed if only a few things have been updated.  You may not think this is a big deal.  But, the buyer may know a mutual friend of yours who will know what’s been changed and what hasn’t – and they will be sure to ask around.
