    You’re ready to sell your house.  Don’t do it alone.  Your listing agent can help you in several ways.

    While some may think that listing agents only know certain things, you couldn’t be more wrong.  The Powell Group would like you to know just how vital your listing agent is in getting the job done right.

    Your agent knows the neighborhood inside-and-out.  Therefore, they know what price will fit your house.  You may think that – because you live in a certain neighborhood – your house will automatically sell at a high price.  But, that’s not true.  Many factors such as tax rate, crime rate and school zones come into play.  But, what you also may not realize is this.  They look at the condition of your house and they also take into account what nearby houses have sold for.  Taking all of these into account, you can see why your house isn’t always a lock to sell at a certain price.  Talk to your agent to see what your house is really worth.  A better price may mean a quicker sale.

    After he or she has priced your house, your agent can help bring your house to market, but that includes several necessities.  First, and foremost, you may be told to repair certain things.  You may have gotten used to small holes in the wall, but they will be noticeable to potential buyers.  Not to mention any broken items in the house.  If your HVAC is broken, you will need to get it fixed first before you even think of selling the house.

    Your agent will also want to post pictures of the house.  Sure, you may have a lot, but how old are they?  Your best bet is to have new pictures so buyers can see the current condition of the house.

    When you finally get offers for the house, your agent can help you negotiate the best deal.  While you may not like certain offers, your agent can help you understand the art of compromising.  Being too stubborn in asking what you want may end up costing you in the end – especially if the buyer was willing to work with you.  You’ll never know unless you communicate.  Remember – it’s a two-way street.  You may have to give up smaller issues to get what you really want.  Your agent can show you how to do that.
