    Home buying happens throughout the year.  However, during the winter, you may need to think about some extra issues.  The Powell Group at Keller Williams of the Western Upstate of South Carolina has some suggestions for you.

    First and foremost, remember your budget.  If you’re planning on buying a new home, hold off on all the extra Christmas presents.  Remember – even during the holidays, lenders will still look at your debt-to-income ratio.  If you use your credit card to buy everything your friends and family want, your credit card balance will go up.  As a result, your ratio will change.  If the balance is too high, your chances of pre-approval will go out the window.  Remember to prioritize the spending and make sure you have enough money to help your credit score and get pre-approved.

    Next, remember to be patient.  If you need to get repairs done, you also need to accept that the workers involved won’t come in bad weather.  You may need to reschedule.  Yes, this will delay things.  But, as is always the case, safety should be the most important factor.

    You also need to keep a window open for scheduling.  If you find out that the seller can only meet you during a time you set aside for holiday visits, you may have to reschedule the family time.  If the current owner of your dream home is on a tight schedule, you may have to adjust yours to accommodate them.  Again, think of the priorities.

    Lastly, settling on numbers may also be a reason to be flexible.  Remember the law of supply and demand?  During the winter, there are not as many houses on the market.  Therefore, your dream house may have other bidders – maybe several of them.  Keep that in mind when making an offer.  While getting a lower price is always great, you also need to realize that many other offers could be on the table.  So, going too low may very well put you out of the running.  Take heed of the neighborhood and the local real estate market.  Doing so will help you understand what a good offer will be.
