    Get your inspection checklist ready

    As The Powell Group has mentioned before, you will probably need to get your house inspected before you can successfully sell your house.  After all, there are things you will need to have checked that you may have missed looking on your own.

    The first one should be obvious to most.  Make sure all lights – especially the overhead bulbs – are working.  Buyers who see a burned out light – or one that is fading – will wonder how much upkeep has been done on the house.  If you haven’t checked the lights, they will also wonder what else you haven’t checked.

    Secondly, check all of your air filters around the house.  If your HVAC unit isn’t blowing proper airflow, it may not be the unit.  It may be just a simple fix of replacing your filter.  They can easily be bought at your local home store and many of them are cheap depending on the type you need.  It’s better to fix the minor problem now than to let it get bigger later.  It’ll also save you money.

    Next, check your drains.  Visitors to your home may want a glass of water from the tap.  If they see a slow drain in the pipes, it will be a bad sign to them and will work against you later.  Don’t let a small problem lead to them walking away.

    Lastly, you may need to think about negotiating – especially if any of these issues have not been taken care of.  Few buyers will want to pay for repairs that you should have made before the house went on sale.

    Even if those are fixed, you will still want to keep the housing market in mind.  An asking price that is too high, or a deal that doesn’t offer incentives, will mostly like be one that isn’t looked at highly.  So, look at the situation from their point of view.  It’ll save you peace of mind later.
