    Selling an “As-Is” house can be easy – with some plannng

    We’ve all been through it.  We live in a house for a while, and we want to move (for a variety of reasons).  We then decide to sell the house as-is.

    First and foremost, make sure you are open about the fact that you are selling the house as-is.  The key here is to be open and honest about what you’re doing.  The last thing a buyer wants is a surprise.  Quite often, it could be a deal breaker.

    In the interest of being honest, you are still responsible for letting the buyer know about any big issues pertaining to the house and property.  Things like flooding, paint and foundation issues should be paramount in the discussion.

    However, be prepared.  Lenders may still require a home appraisal.  Remember – lenders only give money in the amount they think the house is worth.  Therefore, it is imperative that you do your homework before you get started on the deal.  Become educated about your house’s value and the neighborhood in which you live.  Knowing this information will help you understand the value of your home.

    Lastly, be mindful of the fact that buyers may require some contingencies that allow them to back out of the deal if they so choose.  Such contingencies include a home appraisal (even the lender doesn’t require one), repairs of major issues and time limits for the repairs.  After all, buyers want to know that their needs are met as well.
